The situation
A group of Phoenix brokers, LOVE PHX Real Estate Co. the client of record, brought me in as development lead on a 14.9-acre creative district on Grand Avenue.
A district that grew on its own on fragmented, long-held parcels, every city plan pointing at it, an Opportunity Zone buyer assembling, owners who remember Roosevelt Row.
Not a raise. The order of operations: pledge, site control, one anchor project, a community mandate, then capital, because money raised against a concept decides what gets built.
Test the vision, read the city's plans line by line, pull every parcel from the assessor, bring in a design architect, write the pledge, and sequence five gates with a falsifier on each, capital last.
A strategic plan inside a month, a development team, a consortium structure, and the parcel base: 77 parcels, 32 vacant, in the assessor's March 2026 data. The pledge is signed, site control is under way, and no capital yet, by design.
